The portfolio comprises a 98-key Tryp by Wyndham Orlando at 11539 International Drive and a 101-key La Quinta Inn & Suites by Wyndham IDrive Theme Parks at 11545 International Drive, both delivered at the end of 2019. The hotels share a spacious 3.33-acre parcel with approximately 60 parking spaces for each building. The property has convenient points of egress and ingress, two curb cuts, and monument signage on International Drive, a highly trafficked retail artery amassing over 22,000 vehicles per day. The properties are also just off Interstate 4, which connects Celebration and the southwest portion of the Orlando MSA to downtown Orlando. 11539 and 11545 International Drive are just 20 minutes from the Orlando International Airport, the second-busiest airport in Florida and an operating base for Avelo Airlines, JetBlue, Southwest Airlines, and Spirit Airlines.

In 2023, the RevPAR performed 15-20% below the comp set despite being one of the newer buildings. As Orlando travel and tourism continue to grow, new ownership is poised to capitalize on increased occupancy and ADR in one of the most visited cities in the United States.

International Drive features droves of entertainment venues and high-end retail, making it an excellent location for upper-midscale hotels. The assets are positioned at the doorstep of Orlando's best attractions. Just north of the property are Icon Park, Discovery Cove, SeaWorld Orlando, Universal Volcano Bay, the Orange County Convention Center, WonderWorks Orlando, Dezerland Park Orlando, Orlando International Premium Outlets, and Universal Orlando. The Orange County Convention Center helps drive 75 million visitors annually to the city. Southwest of the property, one can find attractions like the Orlando Vineland Premium Outlets, Hawks Landing Golf Course, Disney Springs, Epcot, Magic Kingdom Park, Disney's Hollywood Studios, ESPN Wide World of Sports Complex, and many more theme parks. Lake Nona Medical City is a health and life sciences park located near Orlando International Airport and anchored by the University of Central Florida's Health Sciences Campus. This Park is expected to house the University of Central Florida's College of Nursing, the University of Central Florida College of Dental Medicine, as well as a teaching hospital.
